Ready Flat or Under-Construction: Which Should You Buy?

Both routes can work. The right one depends on your budget, your timeline and how much uncertainty you can live with.
Why people choose a ready flat
- You can see the exact unit, the light, the view and the neighbours before you pay
- Handover is quick, so you can move in or start earning rent sooner
- Building quality and lift, generator and water supply can be inspected in person
Why people choose under construction
- The price per square foot is often lower at launch
- Payment is spread over the construction period, which helps cash flow
- You can sometimes choose the floor and layout while good units remain
Questions that decide it
- Can you pay rent and instalments at the same time if handover is late?
- Has the developer finished earlier projects on time? Visit one and speak to residents.
- Does the agreement state a handover date and a penalty for delay?
A low price only helps if the building is finished, approved and handed over as promised.
Rules, fees and processes change. Confirm current requirements with the relevant office or a lawyer before you act.
