A shop or office lease is a business decision. Read the terms carefully before paying for interiors and signage.

The lease

  • Length of the term, and whether you can renew on stated terms
  • Rent increase written as a number or percentage, not left open
  • Who owns the fit-out when you leave, and whether you must restore the space

The approvals

  • Whether the space is approved for your type of business
  • Trade licence, signboard and fire safety requirements

The building

  • Power load available, generator backup and lift capacity
  • Parking for customers and staff, and loading access for goods
  • Footfall and visibility from the road, at different times of day
Negotiate a rent-free fit-out period. Most owners expect the request.
